Earnest Money Deposit
$0-5k we charge $1000
$5,001-15k we charge $2000
$15,001-25k we charge $4000
$25,001 - 50k we charge $10,000
$50,001 - 75k we charge $17,000
$75,001 - 100k we charge $20,000
EMD funding requires 5% upfront deposit ($250 minimum), NON REFUNDABLE, credited toward the fees at closing. (This fee is wired/zelled directly to us and paperwork on fees will reflect the difference between initial deposit and fee)
Double Close
Short-term transactional loans, generally only 24-hours in duration.
75 bps funding up to $500,000 (minimum return of $1000)
100 bps for funding $500,000 -1M
125 bps for funding $1M-1.5M
10 bps per day fee for addition days money is held in escrow
1.5% Fee for Double Close involving multiple title companies
1.5% Fee for Complex transactions requiring additional paperwork (Ex: Morby Method/Transactional, deals >$500K, or needing us on the operating agreement)
100 basis points (bps) = 1% of the amount funded (Ex: A $100,000 Transactional Loan x .75% = $750 (would required the minimum fee of $1,000)

Is my information kept confidential?
ABSOLUTELY 100%! Your privacy is of the utmost importance to us. Any information you provide is completely confidential! If you want to deal with a reliable, reputable company who will treat you with professionalism, understanding, and respect – YOU HAVE COME TO THE RIGHT PLACE!
Can I get EMD or transactional funding for a property I intend to occupy?
No. TWT Funding only provides funding for business purpose transactions. Owner-occupied properties are consumer home loans. If you need funding for a home you intend to occupy, we are happy to refer you to one of our residential mortgage lending partners.
Are you affiliated with a bank?
We are real estate investors. We have been in the home buying industry for years, and understand the complexities of financing investment real estate. We are not affiliated with any financial institution.
If you are not a bank, how do you fund my deal?
We will fund your deal either with our own private funds, or in unique situations, we will connect you with other sources of private funding, where we may receive a connector (either from you or from the provider of the funds you need).
How are your interest rates on the loan determined?
Because we are not a financial institution, we do not actually make loans and charge you interest. We will invest our funds into your transaction and receive an agreed upon fee. We achieve this by entering into a joint venture agreement with you where we are paid from the proceeds of the transaction.
